Listening carefully is one of the best resources an agent can have when finding that dream home for a customer or client. Sometimes what you don't want gives more clues than what you say you do want.  Patience is also another factor needed in search of that perfect space.  Sometimes the visualization of that space takes longer to materialize than others. If you have read the book "The Secret" you know that thoughts become things. Make those thoughts good ones. I have heard from some of my clients after many months of looking that the house they have found, in the area that they thought they would never look in, is just what they always wanted. I believe that the match will happen, but not always the way  they think or in the time they think.

Most home purchasers are looking for guidance, advice and support during the process of their home purchase. In the State of Maine the word "advice" means you are looking for an experienced Buyer Agent to assist you. In most cases, Buyer Agents are paid by the Seller, with no expense to the Buyer. When working with out of town Buyers, agents want to be able to share all information about the values of property, how long on the market and what would be a reasonable price to offer.  The key word to remember is "advice". If you are looking for that, then Buyer Agency is just what you are looking for. The Maine Real Estate Commission requires that Form # 3 be presented to any potential Buyer at first meeting which discusses Agency and who is working for who. It is not a contract. Also to be provided is a Residential Property Transaction Booklet. Unless working with a Buyer as a Client in a Buyer Agency situation you will be a a Customer.
